How the jumbo mortgage calculator works
A jumbo mortgage is any loan that exceeds the conforming loan limit set each year by the Federal Housing Finance Agency. Because it is too large for Fannie Mae or Freddie Mac to buy, the lender holds more risk, so qualifying typically demands stronger credit, larger cash reserves, and sometimes a higher rate than a conforming loan.

The formula
The monthly principal-and-interest payment uses the standard amortization formula on the full loan amount, with no special adjustment for jumbo status. Total interest equals the monthly payment times the number of payments, minus the original principal. Any rate premium a jumbo loan carries flows straight through the rate input.
- The loan amount is assumed to exceed the current conforming limit; that threshold rises annually and is higher in costly counties.
- A fixed rate is modeled, though many jumbo products are adjustable; the rate you enter should reflect any jumbo premium.
- Stronger qualifying standards — higher credit scores, lower debt ratios, and months of reserves — are not checked by the estimate.
- Total interest assumes the loan runs to term with no extra principal payments and no refinance along the way.
- Property taxes, homeowners insurance, and HOA dues are excluded; on high-value homes these can be substantial and are added separately.

What actually makes a mortgage "jumbo"?
Size relative to the conforming limit. Each year the FHFA sets the largest loan Fannie Mae and Freddie Mac will purchase, and anything above it is jumbo.
The limit is higher in expensive housing markets, so the same loan amount might be conforming in one county and jumbo in another. Nothing about the loan structure changes; only the dollar threshold defines the category.
Do jumbo loans always carry higher interest rates?
Not always. Because the lender keeps the loan rather than selling it, jumbo rates historically ran higher, but strong competition for well-qualified borrowers has narrowed that gap and occasionally reversed it. Your rate depends heavily on credit, down payment, and reserves.
A borrower with excellent finances may secure a jumbo rate close to or even below a comparable conforming quote.
Why do lenders require larger reserves on a jumbo loan?
Risk. A large loan that cannot be sold to Fannie or Freddie stays on the lender's books, so they want proof you can keep paying through a job loss or income gap.
Reserves — months of mortgage payments held in accessible accounts — show that cushion. Expect lenders to ask for more reserves, a lower debt-to-income ratio, and a heavier down payment than a conforming loan requires.
