Privacy policy

The short version: our calculators run entirely in your browser. The numbers you type into them are never sent to us, stored, or sold — unless you choose to save a calculation to a free account.

Information we do not collect

You never need an account to use the site, and we do not collect the financial figures you enter into any calculator. All computation happens locally on your device. When you print, email or download a report, that report is generated in your browser; we do not receive a copy.

Free accounts, saved calculations and rate alerts

An account is optional. You can create one with Google or with a one-time sign-in link sent to your email; there is no password. If you do, we store:

• your email address (and, with Google sign-in, Google's account ID for you — we receive only your email and that ID, not your contacts, files or other Google data);
• the calculations you choose to save: the page, the inputs and the headline result shown when you saved it;
• your rate alerts (loan type and target rate) and whether you want the weekly rates email;
• anything you choose to enter in the account's own tools: My numbers (for example home price, income, loan balance, credit score band and state — every field is optional), extra payments you log, lender quotes you add and the steps you tick in the first-home plan;
• when your account was created and last used, and a sign-in cookie that keeps you signed in on that device for up to 90 days.

We use this only to show you your saved items and send the emails you asked for. Emails are delivered through our email provider (Brevo, or our web host's mail server); every alert email has a one-click unsubscribe link. We do not sell this data, share it with lenders, or use it for advertising.

Deleting your data: the account page has a "Delete my account" button that removes your email, saved calculations, alerts and everything entered in the account's tools from our database immediately. You can also email us to ask.

Pro waitlist: if you join the waitlist for our plans for professionals on the Pro page, we store your email, the role and plan you pick, whether you have a website, your state if you ask to be listed on our state pages, and the website and note if you add them. We use them only to contact you about those plans; nothing is billed and no newsletter is sent. Deleting your account removes your waitlist entry too, or email us to remove it.

Information collected automatically

We use Statcounter to count visits and see which pages are useful. It records the page viewed, the referring site, browser and device type, approximate location derived from the IP address, and the time of the visit, and it may set a first-party cookie to tell new visitors from returning ones. We look at this data in aggregate only; we do not use it to identify you and we do not combine it with anything else.

We also use Google Analytics to see which pages and tools are used — for example, that a calculator was used, a report was printed or a rate alert was created. It sets first-party cookies to tell new visitors from returning ones and records the page address, referring site, browser, device type and approximate location. We send it page addresses without the part that holds calculator inputs, and we never send it the figures you type, your email or anything else you enter. Google signals and ad personalization are turned off. You can opt out with Google's browser add-on.

Our hosting provider and content-delivery network (Cloudflare) log standard technical data such as IP address, browser and the URL requested, for security and performance.

Embedded calculators on other websites

Other sites can embed our calculators. When an embedded calculator loads on another site, our script sends us one record per page: that page's address and title, which of our calculators it embeds and whether the credit link is in place. It sends nothing about the visitor and nothing typed into the calculator. We use these records to keep a list of where our calculators are used.

Cookies and advertising

If you sign in, we set one strictly necessary cookie that keeps you signed in. We may use cookies for basic functionality and, if advertising is shown, third-party ad partners may set cookies to measure performance. You can control cookies through your browser settings. Where required, we honour applicable privacy choices and regulations.

Your rights under U.S. state privacy laws

We do not sell or share personal information for advertising, and the figures you type into calculators never leave your device. If you live in a state with a consumer privacy law, such as California, you can ask what personal information we hold about you or ask us to delete it by emailing us at the address below. We will answer within the time the law requires and will not treat you differently for asking.

Our guides may link to lenders, government resources or other sites. We are not responsible for their privacy practices; review their policies before sharing information with them.

Children

This site is intended for adults making financial decisions and is not directed at children under 13.
