FHA loans are the common path for buyers with thinner credit or smaller savings: 3.5% down with a 580 score, and note rates that often run at or below conventional.
The catch is mortgage insurance — an upfront premium plus an annual MIP that, at the minimum down payment, lasts the life of the loan. That is why an FHA APR sits well above its note rate. Always compare FHA against conventional-with-PMI both ways once your score clears 620.
