How to use a mortgage rate tracker

  • Buying: set an alert at the rate that fits your budget; when it fires, ask two or three lenders for quotes the same day — lenders reprice daily.
  • Refinancing: set the alert at the rate where your savings pay back closing costs; the should I refinance calculator finds that number.
  • Watching the market: compare columns — a fall over 13 weeks matters more than one week's wobble. The rate chart shows the 10-year Treasury that drives them.

Mortgage rate tracker: common questions

How do I track mortgage rates?

Watch one national weekly average consistently. Freddie Mac's survey (published Thursdays) is the standard for 30- and 15-year fixed loans; Optimal Blue's locked-rate index covers FHA, VA and jumbo.

The table above compares each with last week, a month, a quarter and a year ago. To be told instead of checking, set a rate alert: we email you when the average reaches your number.

How do mortgage rate alerts work here?

Pick a loan type and a target rate. Every Thursday, after the new survey is published, we check the national average; if it is at or below your target, you get one email.

The alert then waits until the rate rises back above your target before it can fire again, so you are not emailed every week. You can delete alerts or unsubscribe with one click.

Is the rate in the alert the rate I will get?

No. It is a national average for borrowers with strong credit (Freddie Mac assumes 20% down). Your own rate depends on your credit score, down payment, loan size and lender — see rates by credit score.

Use the alert as the signal to request quotes, then check them with our rate check.

How often are mortgage rates updated?

Lenders change their rate sheets daily, but the benchmark averages are weekly: Freddie Mac publishes every Thursday (Wednesday in a holiday week). This tracker updates the same day; the latest week is Nov 5, 2026.

What rate should I set my alert at?

Start from the rate that makes your budget work — run it through the mortgage payment calculator.

For a refinance, a common rule of thumb is a drop big enough that your monthly savings repay closing costs within a few years; the should I refinance calculator shows the break-even.
