The formula
Total closing costs are the sum of lender fees, title and escrow charges, appraisal and inspection costs, prepaid taxes and insurance, and miscellaneous government and recording fees. Dividing that total by the purchase price expresses the costs as a percentage, usually between two and five percent for a buyer.

Questions about the home closing cost calculator
Are closing costs part of my down payment or on top of it?
They are entirely separate and additional. Your down payment reduces the loan amount, while closing costs pay the fees to originate the loan and transfer the property. Both are due at settlement, so budget for them together.
A common mistake is saving only for the down payment and arriving short the two to five percent in fees.
Can I get the seller to pay some of my closing costs?
Often yes, through what is called a seller concession negotiated into the offer. The seller credits a portion of your closing costs at settlement, which is common in slower markets.
Loan programs cap how much sellers may contribute based on your down payment, so the credit cannot be unlimited. Concessions reduce your cash to close but not the underlying fees.
Which closing costs are one-time fees versus prepaid amounts I would owe anyway?
Origination, title, appraisal, and recording fees are true one-time costs of buying. Prepaids, such as property taxes and homeowners insurance placed into escrow, are amounts you would pay regardless of how you finance; closing simply collects the first portion upfront.
