How the seller closing cost calculator works
When you sell a home, the headline price is not what lands in your pocket. This calculator works out your net proceeds by subtracting the costs of selling from the sale price and any remaining mortgage balance. The largest deduction is usually the real estate agent commission, split between the listing and buyer's agents.
On top of that sit transfer taxes charged by the state or local government, title and settlement fees, prorated property taxes, and any concessions you agreed to cover for the buyer. The result is the cash you actually walk away with, which is the number that matters when planning your next move.

The formula
Net proceeds equal the sale price minus the agent commission, minus transfer taxes and settlement fees, minus any seller-paid concessions, and minus the payoff of your remaining mortgage balance. Whatever remains is the cash you receive at closing.
- Agent commission is estimated as a percentage of the sale price and is negotiable between you and the brokerage.
- Transfer taxes vary by state, county, and city, and some jurisdictions split them with the buyer.
- The remaining mortgage payoff includes principal but may carry minor interest or fees not captured here.
- Capital gains taxes on the sale are not deducted and depend on your exemption and ownership history.
- Repairs, staging, and pre-sale improvements are excluded unless you enter them as additional costs.

Questions about the seller closing cost calculator
Does the seller really pay the full real estate commission?
Traditionally the seller paid both agents' commissions out of the sale proceeds, though recent industry changes mean buyer-agent compensation is increasingly negotiated separately. Commission rates are not fixed and can be discussed before listing.
Because it is usually the single biggest selling cost, even a small reduction noticeably increases your net proceeds.
Why is my net proceeds so much lower than my home's equity?
Equity measures value minus your loan balance, but selling adds a layer of costs equity ignores. Commission, transfer taxes, and settlement fees come out of the sale before you see a dime.
A home with substantial equity can still yield meaningfully less in cash once these transaction costs are subtracted at closing.
Will I owe taxes on the profit from selling my home?
Possibly not. The IRS lets many sellers exclude a large share of the gain on a primary residence if they meet ownership and use tests, shielding most homeowners from capital gains tax.
